First visit to that popular ramen shop! I visited "Ramen Kagetsu Arashi" for the first time. It is a popular ramen shop with more than 250 stores nationwide (from the company's website) with soy sauce tonkotsu as a signboard. The signboard is "Arashi Genkotsu Ramen," which is made by carefully boiling backfat, and the restaurant's original free topping, "Gekishin Tsubo Nira," is very popular. In addition, as a chain store, we will collaborate with Niigata Tsubame Sanjo-based Niboshi Dashi backfat ramen, and with the former Yugawara "Iida Shoten" and Yamagata Tsuruoka City's famous store "Kotoheiso". We are making efforts that can be said to be unique. 《24.5萬買個香港舖市蝕讓紀錄》尖沙咀首都廣場2樓，S154，2013年11月22日以378.3萬買入，原業主姓周，2020年10月22日登記以24.5萬售出。蝕93.5%， 創造香港蝕讓歷史!
這是我自己剛剛入去影的相。 我一入去，管理員，馬上認得我。「Calling 總部，李根興嚟咗!」 我好快就被他們趕走 ?!
Anyway ... 不要信圖則的空間。圖則虛線的位置，代表上面是一大支橫柱， 只有約腰的高度。(see picture) 。
可以企人的面積只有實用16呎 (肯定廿呎都唔夠?)。 其他虛線以內的地方都企唔到人。 只可以放幾個箱。
我沒有 official 的建築面積，因為個個當年劏舖都只是吹水。我估當年售賣的建築面積約120呎，實用面積則是約50呎， 但可以企人的面積只有16呎。
2013年售賣劏場的時候，基本上是沒有監管。因此建築面積都是亂咁吹， 實用約四成。? 離曬譜! 當年好多師奶/公公/婆婆，落街買棵菜，就被拉咗入去買間舖。有啲陰公錢，真係唔應該賺! 因此我永遠唔會掂劏場。
首都廣場前身是DNA Mall， 於2013年「劏場大王」尹柏權劏出來成為約700間舖。提供2年5厘回報保證。現在間間蝕約七八九成 ? 尹柏權於2012年至13年間拆售多個劏場 (仲有荃灣地皇，荃灣荃立方，大埔大日子，之前有深水埗深之都，天水圍新北江等)，只是首都廣場、地皇及荃立方，估計帳面已賺約15億 。
尹柏權剛離婚，但於2020年7月27日，涉嫌在豪宅內藏毒被捕。 同居27歲女朋友於26日墮樓亡? (Note: 記住對你老婆好啲?? ...... 好男人，唔單止背後有個女人。失敗的男人，背後就是因為太多女人。)
好多人問我，好唔好投資劏場? 希望明白，買街舖無人用/買樓冇人住，你可以關門唔開燈，唔開冷氣、唔請管理員。 但商場唔可以。 每個月每間舖也要貼出管理費/差餉/電費/雜貨，約千多元。 當七百個業主入面，有一個心淡，十個心淡，一百個心淡，人間消失， 其他要負責的業主費用就會相對提升。 越交越多，萬一大家都唔交，就成個商場熄燈，熄冷氣，炒管理員， 變成白粉/妓女/乞兒樣樣齊，好過瞓街。 Look at 佐敦廣場 since 1992!
今次蝕讓是香港歷史，破紀錄! 但我覺得有時低處未算低。 佐敦廣場前排就有間舖，由1992買入，26年後，2018年8月成交了13萬元，建築134呎。每呎只是970元，是近年全香港最平舖的呎價紀錄。28年後今日，佐敦廣場我估 - 仲平! Go see yourself today ? 每間舖十萬元都賣唔出!
因此我們等這個首都廣場到2041年，再講 ...

Happy Reformation Day! Today, we want to celebrate not just one, but two really special events.
Many of us know that on Oct 31st, 1517, German monk and scholar Martin Luther set in motion the first Grace Revolution (since the time of the Apostles) when he nailed his Ninety-five Theses to the door of the Castle Church in Wittenberg, Germany.
In a time when church tradition demanded that Christians pay for their salvation by their own works, his theses marked the beginning of believers all over the world rediscovering the true gospel of Jesus Christ—which declares that we are saved and justified by grace alone, through faith alone, in Christ alone.
As we commemorate Reformation Day, let’s take a moment to truly honor and appreciate our Lord Jesus for all that He accomplished at the cross for us. Because of Him, you and I can come boldly to the throne of grace and find grace in time of need (Heb. 4:16).
Interestingly, something happened on Reformation Day on October 31st, 1992. A prophetic minister, Paul Cain, held an event at the National Indoor Stadium in Singapore.
During the event, Paul Cain called out a young man from the crowd, asking him to stand. He prophesied over him, declaring, "The Lord said that you are going to be one of His fiery evangelists."
That young man was not seated in the front section with all the other pastors and leaders from various churches in Singapore. He was just an ordinary attendee seated somewhere in the crowd.
And yet, he was singled out by the Lord through Paul Cain.
That young man was Pastor Prince.
We thought you might want to watch the prophecy that was spoken over Pastor Prince that night, and so we’ve included the full video together with this post.
While it was witnessed by thousands of people who were present at the stadium, none of them could have imagined how the Lord would raise this man, whom we now know and love as our beloved pastor, to be such a powerful voice for the gospel of grace in our generation.
Likewise, we want you to know that you have a purpose, calling, and mission that only you can fulfill.
Even if this has been a very difficult and challenging season for you, hold fast to the promises and prophesies that have been spoken over your life—and may you fulfill your great and wonderful destiny in Christ.
Your best days are ahead of you.
