Interview with A Founder: Conor McLaughlin (Co-founder of 99.co)

Conor McLaughlin was previously the Co-founder and CTO of 99.co, the real estate marketplace in Singapore and Indonesia. He spent six and a half years at the startup, whose backers include Sequoia Capital, 500 Startups, and Facebook co-founder Eduardo Saverin, helping to grow it into a $100 million company. As a member of AppWorks Accelerator #21, he is currently working on his next big project, a yet-to-be-named language learning startup.
【What advice do you have for first-time founders?】
First, you need to decide: do I want to run a sprint or a marathon? For a sprint, you may be open to acquisition from the beginning, delay non-startup aspects of your life, give yourself two years where you drop everything to test an idea, choose to raise more money earlier on and thus be more diluted, or do anything else that implies a shorter time horizon. Typically 1-5 years - this can lead to a major boon in a short period of time if executed well. If you decide you are in the sprinting business, you will most likely be pushed toward binary outcomes because of how many investors and employees you have on your cap table. As a first-time founder, you need to be clear with yourself on what you are willing to put on the line. As Reid Hoffman says, it’s like jumping off a cliff and building a plane on the way down… hopefully you build a plane in time.
If you are running a marathon, you are deciding that your competitive advantage is consistency over intensity. You are in this for 10, 15 years. With this time horizon, you will realize you need ways to metabolize stress and maintain emotional, spiritual, and mental health. You need to maintain relationships with friends, family, and romantic partners. When you are looking at this 10 year period, you realize the people around you can only put up with so much. Unfortunately, while work is something people can generally bounce back from, there are many things in life where you cannot - an example is your relationship with your partner. If you’re going to run a marathon, you need to be clear with yourself about what time you have for other aspects of your life and what time you have for your company. Eventually you need to learn what the right speed is where you can run as long as possible. It’s amazing how often it is that those people that keep going, assuming you have chosen the right problem to solve, eventually find daylight. Part of that is just lasting long enough.
Second, you need to revisit and continually ask yourself: should I still be running a sprint or a marathon? Circumstances change. Maybe you sprinted for the first two years to secure interesting results and funding; now it's time to transition to a marathon and clean up the life debt a bit. Or inversely, maybe you're finally leaving the trough of sorrow and it's time to sprint for a bit. Most founders will be in a long distance race with periodic sprinting. From my observation, founders most often stop because of two reasons: They either A) run out of money or B) run out of energy. There’s plenty of advice out there for scenario A (hint: don’t). But in my experience, scenario B is far more pernicious and dangerous to would-be successful founders. If you are in a marathon but fail to pace yourself and run it like one long sprint, you are unlikely to make it to the end.
Much founder advice speaks to this: Don’t let your startup make you fat. Exercise 5-10% of the time. Pick up a hobby outside of your startup. Go home for holidays. All of it leads back to one thing: You need to take care of yourself. Because injury will be far worse for your progress than being a little slower. “Slow is smooth, smooth is fast”, as the US Navy Seals say. This is surprisingly difficult advice for intrinsically motivated founders to follow, because in the event of failure, it makes them vulnerable to the thought, “Well, you didn’t work hard enough.” But for those that already have the hustle, your job is to avoid the moment of epiphany where you look in the mirror and think, “This isn’t worth it.”
All founders will have to sacrifice some things. The point is to not sacrifice everything. It will make you more resilient. Not less. It will give you the space to see situations more objectively and make better decisions. And most importantly, it will let you love what you do because it will remind you that the work isn’t just in service of yourself, it’s in the service of others. I do not think you can judge hard work over a day, or even a year, but I do think you can judge hard work over 5-10 years. Hard work is not just about the next 1-2 months. There will be times when you need to run as fast as possible, but if that is happening all the time you are probably not being smart about the situation. So don’t hurt yourself, be consistent, keep disciplined, and keep going.
Lastly, focus on your metaskills. Public speaking, reading, writing - skills applied in every aspect of your life. Generally what they reflect is learning how to think better. As a founder you need to think about - how can I think more clearly, be more creative, rigorous, analytical? As Warren Buffett and others have said: I have never seen a successful person that did not read as often as they could. Actual books and long form scare a lot of people. That’s your competitive advantage. Read blog posts from smart people, follow smart people on Twitter, listen to podcasts. Always be focused on how you can develop yourself to think better. Fostering the habit of improving your thinking will foster discipline in yourself. And discipline will let you turn that rigorous thinking into action.
【I imagine running the “race” has been especially tough this year. How have you gotten through 2020?】
I have leaned on routine and community. I’ve spent a lot of time trying to foster discipline in myself. I make my bed every morning, meditate every morning, make sure that I go to the gym 3-4 times a week. There’s so much uncertainty in both the world and the entrepreneurial space. Keeping certain things consistent gives me a spine to my life that I can fall back on. If I’m not feeling well, my discipline takes over and I’ll go to the gym. That helps me relieve stress - falling back to routine and having some mainstays of consistency and structure.
And community - it’s been the big mental health zeitgeist of this year. Everyone is recognizing that without the people around us, our mental health diminishes. Joining AppWorks was very intentional so I could surround myself with like-minded people who could question me, hold me accountable, and inspire me. And also just forming personal connections where I felt that I was still taking care of my mental health by connecting with others. Being a founder is an incredibly lonely journey. In the early days, there’s not a lot of people around. Later, when you do hire lots of people, you need to be the boss, the leader - for certain things, you can’t tell the employees everything, and even if you do, there will always be a bit of distance. You need people to relate to - people want to be seen for who they are, and appreciated for what they give. When you are a founder, sometimes it’s hard to feel that you are seen. So I intentionally put myself in situations where I can be inspired, be held accountable, and more importantly connect with others, and feel that I’m not alone. And that me and my co-founders are part of a communal journey with those around us.
【When you talk about how to run the race, I get the sense that you’re drawing from previous experiences and, perhaps, mistakes. What are the mistakes you’ve made in your founder journey and the takeaways?】
I think you could take a calendar, point to a random week, and we could list out all the mistakes from that week (laughs). I do subscribe to Steve Jobs’ philosophy: mistakes will happen, but mistakes happening means we are making decisions. Not making decisions is perhaps the biggest mistake. It’s often the reason for frustration, loss of speed, loss of momentum - so many of the issues you encounter in startups. Not making enough mistakes is probably the #1 mistake that I’ve made.
Second, going back to my advice to first-time founders, is not understanding what game I’m playing. Not understanding that all the money in the world is not going to be worth it if your spouse or partner decides to leave you because you have relegated them to a second-class citizen in your life. I think I forgot that at points. There is more to life than just the company.
Third, be careful about who you choose to work with. At minimum, if you’re doing a standard 8-9 hours at the office five times a week, that’s a lot of time with those people. You want to like the people that you work with - you want to know they’re high integrity, you want to respect their values, and you want to have common values. Choosing the right people that give you energy rather than take it away just makes running the marathon so much easier.

10 Ways To Stay Lean & Strong When You’re Over 40.
1. Keep regular training.
Remember there is NO perfect day to train, but we train anyway.
2. Train intensively & train smart.
Always focus on bang for the buck exercises - Olifts, squat, deadlift...
But I save some in the bank.
Not ALL out every session.
3. Perfect techniques.
Perfect practice makes perfect.
4. Follow the nutrition plan.
Eat clean is NOT enough.
Follow the calories & macros.
Protein always is the first priority.
5. Stay positive and motivated.
I know it is hard to do especially during the lockdown. But we still can do whatever we can to keep us HAPPY - Lifting weight! 🏋️🏻♀️
6. Stay active!
Set 10,000 steps a day.
Make yourself busy!
Don't sit around to think the world is Fuxk!
I literally don't have time to depress!
7. Stay calm after training.
Spend some time with family.

1. Choose The Right Loan
Ensure the first loan that young people do with the bank is a house loan. Not a car loan. This is because car loans will lead to young people's commitments getting higher and the qualifiers on the bank to buy houses are reducing. (If you want to use a car, make sure to use the name of your brother, sister, or father. As long as it's not our name. Want to be easy again, asking to continue paying their car)
2. Use Company Accounts As CashFlow
If young people do business, make sure that customers bank in to the company account. Not a personal account of young people. If the customer banks into a personal account, it will NOT be counted as INCOME. So, lose it there. If anyone missed it, transfer back to the company account with a note ′′ CASH SALES ". If you are eating your salary, and within the same time your own business, register the company. ENTERPRISE is enough.
3. Pay KWSP
If young people are doing their own business, make sure to set your salary for yourself and pay your own business. When applying for loan bank later, there will be 2 types of income of young people. That is income from business, and income from your own salary. For salary payment, use company check to pay. Avoid transfer online only. And make sure to make Payslip and cop together.
4. Don't Influence ASB Loan and Personal Loan
Don't be quick to take ASB Loan or Personal Loan. Because this type of Loan is always the factor that leads to our home bank rejected loans. If you want to take ASB Loan too, make sure that after passing your home loan, then take it once. For me, if you plan to buy a second property, don't take an ASB loan anymore. Because usually the bank will offer us after we pass our first home loan. (but it's different if your income is big, if just taking ASB Loan and monthly payments doesn't give a big effect on your DSR, it's okay.
5. Buy First Home For Investment
For the first home, make sure you buy for investment purposes. Why did I say that? Because if young people buy to sit by themselves, it will be a expenses for young people. It's different if young people buy it in cash. Investment is also divided into two. Either Cash Flow or Capital Gain. If young people choose to cash flow investment. It means young people rent the house to others. Ensure the rent given is nothing less than the bank's monthly payment. Another one is Capital Gain. This means, young people buy a house at a certain period, and when the value of the house increases, young people sell / flip the house and get profit from the sale. This way is called Capital Gain.
6. Don't Combine The Name Of Husband Wife When Buying
Avoid combine the name of husband and wife while buying a house. This is because, everyone is only eligible to get a 90 % loan for two houses only. If the 70th house, only get a loan for 70 %. This means, if you follow the rules, a couple of wives will be able to buy 4 houses. But if combine the name, it will be only 2 houses to get a loan of 90 %. So, you'll lose it. The right rule for a husband and wife is... Buy 4 houses, 1 to sit alone, and 3 more for rent. It's a profit from renting that house to pay monthly for the house that you sit. Isn't it like sitting like that?
7. Ensure CCRIS Records CLEAN
CCRIS record is a record from Bank Negara that collects our debts with financial institutions in Malaysia. To make it easier for you before you decide to make a home loan, make sure you check your own CCRIS record first. Later you'll see your debt list and next to your monthly payment list. If it's 0, it means your record is clean. You're a man of mind. If it's 1, this means there's 1 months out, then 2,3,4 and so on. The way to check is to go to the National Bank and use the machines provided. Or now can apply online only. I'll show you the other day.
8. Three Types Of Home You Need To Know
There are three types of homes you can buy.
FIRST - undercons house (meaning under construction). Usually undercons homes are suitable for people who plan on FLIPPING (Selling) when they're done. If you're looking for a house with discount 7%, then you just need to remove 3 % capital. If you can find a house that gets 10 % discount, then you don't need to withdraw the capital to pay deposit.
BOTH - House of subsale. (means the house is done and has someone else's name). For this type of subsale house, a very large capital is required. If the house is RM500, 000, then a deposit of RM50, 000 is required. Added again with legal fees, etc.
THIRD - Auction House. Among these three types, auction houses are at very high risk. But it's okay.. high risk, the return is high.. If winning auction bid is much cheaper than market price, you'll be lucky.. For auction types, you need to study in terms of market value, house state, neighborhood and others before committing to join the bid. If you ask me, I'd rather buy a UNDERCONS house. 😊
9. Buy Undercons Home
If you choose to buy a house under cons, then choose a big developer. Examples like SP Loyal, IJM Land, Sime Darby, Worldwide and others. The first reason why to choose this developer is less risk. Meaning, the risk for abandoned projects is very low. If you choose a developer with no name, the risk is very high because they may lack capital or have other problems and cause the project can be abandoned. We will lose too later.
Second reason, if a big developer, they usually provide many benefits to their property buyers. For example, 5 %- 10 %, free air conditioner, alarm system, vinyl floor and more. Additionally, big developers will usually provide plenty of facilities in a residential park that they are developing. Look at SP Loyal example. So lucky people buy a house in this nature. How many new facilities they get. For example, there are malls, mosques, banks, parks, and more.
10. Buy Following Skills
Buy a house according to ability. Don't follow the lust. Yerlah, sometimes we are affected by friends who buy big houses, we also want to buy a big house. Loan may be able to pass.. but when entering the monthly payment chapter, it's really burdening you. Monthly commitment is higher than the income you get. Last-last, outstanding! So, to avoid this happening, before deciding to buy any house, make sure you count first about your monthly income ability to pay the house later.
11. Extra Tips
It's normal if loan for the first house, the bank wants to see your CCRIS record. Depends on some banks too. If you have never made a loan with a bank, then your ccris record is empty. And banks can't judge how discipline you are on loan payment. So, if this problem happens to you, there are 2 ways you can do it.
FIRST, you apply credit card and use it. The way to use the correct credit card is, swipe during the day, and at night keep paying back the credit card. This is to prevent you from forgetting to pay.
, make personal loan in the lowest amout in Easy RHB. This way, the bank will see a track record that you are a good debt payer.Translated

Special Pho Cha (The combination of Pho & Bun cha)| Phở chả đặc sản Thái Nguyên| Chep Dan
INGREDIENTS| NGUYÊN LIỆU:
- Cow bones/ Xương bò: 2kg
- Fillet beef/ Thăn bò: 100gr
- Pork/ lợn ba chỉ: 100gr
- Pho noodle/ Bánh phở: 200gr
- Onion, dry onion, spring onion, ginger, chilly, lime/ Hành tây, hành khô, hành lá, gừng, ớt, chanh
- Cinnamon, Star Anise, Cardamom/ Quế, hoa hồi, thảo quả: 50gr each
- Fish sauce, salt, sugar/ Nước mắm, muối, đường
HOW TO MAKE| CÁCH LÀM:
Make Pho Broth (Làm nước phở):
- Soaking the bones in hot water then clean again with tab water. Let them dry then grill on the fire for 10 mins (Trần xương với nước sôi sau đó rửa sạch lại với nước sạch, để ráo và đem nướng khoảng 10p)
- Add in a pressure pot and stew for 2 hours (Cho xương vào nồi áp suất hầm khoảng 2h)
- Add some more water then stew again with grill onion, ginger, 4 dry onions, roasted cinnamon, star anise, cardamon (wrap them in a napkin and keep it in the bottom of the pot). Stew about 1 hours, no need to keep the lid on (Thêm nước vào nồi hầm và tiếp tục hầm với các nguyên liệu đã nước qua gồm 1 củ hành tây, 1 củ gừng, 4 củ hành tím. Đối với hồi, quế, thảo quả rang qua trên chảo nóng rồi gói vào khăn xô, khi cho vào nồi hầm nhớ dìm túi khăn xô xuống đáy nồi)
- Filter the pho broth in other pot and season with one ladle of fish sauce, 2 spoon of seasoning powder, 1 spoon of sugar (Sau khi đã hầm thêm 1 tiếng, lọc nước dùng ra 1 nồi khác, cho thêm 1 muôi nước mắm, 2 thìa bột nêm, 1 thìa đường)

- Cut pho noodle about 1cm each line, about 200gr for 1 portion. Soak them in hot water then put in the bowl (Cắt bánh phở ra thành từng sợi khoảng 1cm, mỗi bát cho khoảng 200gr bánh phở. Trần qua nước rôi rồi cho vào bát)
- Soaking slide beef in the Pho Broth for 2 mins then add in the bowl (Trần thịt bò trong nồi nước dùng khoảng 2 phút rồi cho vào bát)
- Add bun cha meat, onion then pouring Pho broth over the ingredients in the bowl (Thêm thịt bún chả, hành và chan nước dùng phở ngập phần nguyên liệu trong bát)
- Add lime juice, chilly and enjoy. (Bạn có thể vắt thêm chút chanh và thêm ớt để thưởng thức)
